Homeowner FAQs

We have gathered some frequently asked questions from our homeowners throughout the years! Do you have a question that isn’t listed? Let us know!

As concrete is composed of water and sand, over time the water will dry and release. This is a common occurrence in concrete and is expected. Shrinkage cracks below 6mm in width for floors (and 4mm for walls) are not warrantable. We will document and monitor them, however, only cracks exceeding 6mm (or 4mm for walls) will be repaired, up to one year.

More often than not, moisture on the windows is a result of condensation. As 10-50 litres of moisture is released into your home daily, this excess moisture must be drawn out. To exhaust the moisture you can turn on your interior fans, turn on your HRV (during winter months), open windows, open up the blinds, or make sure your furnace fan is circulating. A combination of a few of these suggestions may be required in your home. Ensure a moisture reader is used in order to asses the humidity in your home.

These materials will naturally shrink, dry and crack. They must be noted as either defective or incomplete at the time of possession in order to be repaired. Otherwise, this falls under homeowner maintenance.

Any scratches must be noted prior to possession in order to be a warrantable item for repair. There is no further warranty.

If the cupping/separation is deemed to be improper installation, this will be assessed and repaired, if still under warranty. If the cupping is deemed to be a result of improper moisture control by the homeowners, this will be considered homeowner maintenance and will be the homeowner’s responsibility. Ensure a moisture reader is used in order to assess the humidity in your home.

If the floor squeak is resulting from movement in the floor system, this will be repaired at one year. If the floor is squeaking as a result of drying wood, this is a natural occurrence and may still occur after seasonal settlement. Ensure a moisture reader is used in order to assess the humidity in your home.

Any countertop defects must be noted at the time of possession in order to be repaired. There is no further warranty.

Shrinkage and settlement of the house after seasonal changes are normal and this may result in visible nail pops. Nail pops are not warrantable but will be repaired at one year (excluding painting).
