What floorplans are available?

There are two floorplans that are a part of our Two-Over-Two Stacked Townhome rental units. Each is 1,439+ sq. ft., 2 bedrooms, 2.5 bathrooms, and includes 1 parking space.

Do you have a model suite I can see?

Yes, we have a model suite for those interested to tour. The model will be open on Saturday from 1:00 PM – 5:00 PM and is located at 582 Benninger Drive, Kitchener.

 

When should I start looking for a rental unit?

We recommend you start your search 60-90 days before you are looking to move; however, we are available at any time to show you what’s available with Activa!

 

I am interested in renting with Activa – how do I apply?

Once you are ready to apply, either contact our Leasing Administrator by emailing rentals@activa.ca or drop by our Model Home located at 582 Benninger Drive, Kitchener.

Our Rental Suite is open on Saturday’s from 1:00 PM – 5:00 PM and Sunday – Friday will be by appointment only.

Application appointments will be booked following confirmation of interest – and will be sent to those that have expressed interest, either through email or by visiting the model suite, by Tuesday, September 17th. Please note: no application submissions will be reviewed ahead or on this date. Interested parties must come to the appointment with ID, references, a letter of employment and a $2,000 certified cheque or money order as a deposit.

 

What information do you require with an application?

  • Completed rental application form
  • Proof of income – verified through pay stubs, new employment contract within last 45 days or notice of assessment
  • Photo ID – passport or driver’s license
  • References – 2 personal, non-family references (including a previous/current landlord)
  • $2,000 certified cheque or money order as a deposit

Once we have all of the above, we’ll run a credit check to make sure we’re a great fit for each other.

**Prior to moving in, we’ll verify that you hold renter’s insurance.

 

What is required on move-in day?

  • First and last month’s rent, less the $2,000 deposit made at time of application
  • Proof of insurance
  • Proof of utilities set-up

 

What are your rental terms?

Standard leases in Ontario are 12-month terms. Once the initial term is up, leases are automatically renewed on a month-to-month basis with 60-days’ notice required to terminate a lease (as per the Landlord & Tenant Board laws and regulations).

 

How do I terminate my lease?

All tenants must provide 60 days written notice to vacate prior to the end of their tenancy. The termination date must be the last of the lease or rental period if on a month-to-month lease.

Example, if you give the notice to end your tenancy on January 20th, the earliest termination would be March 31st.

 

What if my application isn’t approved?

If your application isn’t accepted, please speak to our Leasing Administrator in order to arrange the return of your $2,000 deposit.

 

Do you require tenants to carry insurance?

Yes, you are required to carry and maintain insurance on your personal property and belongings. This protects you in the event of a fire, flood, natural disaster, theft, or other unexpected situations that may arise.

Landlords carry and maintain insurance on the physical property, while residents carry and maintain insurance for their contents and costs associated with personal property damage.

 

How can I pay rent?

We require post-dated cheques or pre-authorized debit payments at signing of lease.

 

What’s included in my rental fees?

Parking is included. Utilities are not included.

 

Who maintains my property?

All maintenance requests should be submitted to the property management company, Cornerstone.

 

Does Activa have an emergency line?

At time of move-in, you should have received a digital binder that includes details on how to contact our after-hours team.

 

What finishes are included in my rental unit?

  • Appliances included
  • Quartz countertops in kitchen with subway tile backsplash
  • Ensuite shower with glass door
  • Vinyl flooring throughout; stairs are carpeted
  • Air conditioned
  • ENERGY STAR® certified, including triple pane windows

 

Is parking included?

One parking spot is included in your monthly rent. Parking is designated based on the suite type and a second spot cannot be rented.

 

Is there visitor parking?

There is visitor parking throughout. Visitor parking is controlled by the Property Management team. Each unit will be allowed a number of visitor parking passes per month.
