What is the “Starter Series by Activa”?

How can I express interest in purchasing a “Starter Series” home?

Starter Series homes will be sold on a first-come, first-served basis, starting as of our Launch on Saturday, October 26th from 10:00am – 5pm at the Harvest Park Community-Wide Savings Event. If you are interested in purchasing after this date, and lots are still available, please visit our Sales Centre to reserve or contract a Sales Representative. ‘

What do I need to purchase?

You will need to bring the following to our Sales Centre in order to purchase:

  • Valid Driver’s License
  • Deposit Cheque of $5,000
  • Mortgage Pre-Approval Letter
  • If you are working with an Agent, a confirmation of Cooperation & Representation form is required

At time of purchase, you will select a model, any permitted structural upgrades and your exterior and interior package. Our Sales Representatives will take this information to produce an Agreement of Purchase and Sale (APS) for you to sign.

What floorplans are available?

There are two floorplans that are a part of our “Starter Series.” Each are 30′ homes, with 3 bedrooms, 1.5 bathrooms, a single-car garage and traditional and transitional elevation options.

What lots will be available?

All 30′ lots, with the exception of walk-out lots.

What promotions are available for this product?

What finishes come included in my home?

To maintain a streamlined and seamless process, our “Starter Series” homes come with one of five exterior and one of three interior colour packages to choose from, curated by our expert Design Studio team, selected at time of sale.

How does the colour selection process work?

Buyers will have a choice of one of five exterior elevation packages and one of three interior colour packages, chosen at time of sale in our Sales Centre with a Sales Representative.

No upgrades or customization of finishes are allowed beyond the package options.

 

What are the closing dates?

Depending on your choice of lot, closing dates start in Fall of 2025.

What is the deposit structure?

You / your client(s) will be required to provide a cheque in the amount of $5,000 at the purchasing appointment in order to secure a lot. At firm, you / your client(s) will need to provide 5% of the purchase price, less the $5,000 deposit. At 60 days, you / your client(s) will need to provide another 5% of the initial purchase price. Post-dated cheques will be required at firm. If you are a first time home buyer, please speak with a Sales Representative to learn about our first time home buyer deposit structure.

Is HST included in the purchase price?

Yes, HST is included in published pricing. See your Agreement of Purchase & Sale for more details.

 

Are appliances included?

No, appliances are not included in our Starter Series single detached homes in Harvest Park Phase II.

 

Do you allow for assignments?

Activa does not allow assignments on any projects.

 

What is your co-operative commission rate?

We proudly offer 2% on the base price less HST. All cooperating agents and their clients must sign an OREA Confirmation of Cooperation of Representation to verify they represent the client. This form must be completed before any engagement with Activa. Commissions will be paid at closing.
