Promotion is subject to change or be cancelled without notice, and is only valid on units purchased in Block C of the Erinbrook Towns. Purchaser is required to choose one (Design Studio Credit or 1 Year Free Condo Fees) at time of sale. Design Studio Credit will be applied to Schedule A. Condo fee promotion will be capped at the condo fee amount at time of sale, and will be paid on the Statement of Adjustments.

How can I express interest in purchasing a condo townhome at the Erinbrook Towns?

Two-Over-Two Stacked Condo Townhomes are available for purchase, starting this weekend, at the Erinbrook Towns, Kitchener. Please review the floorplans and pricing on our website, as well as the information outlined below. Once you have made the decision to purchase, contact a Sales Representative and/or visit our Sales Centre at 155 Washburn Drive, Kitchener. Sales will be on a first-come, first-served basis.


What do I need to purchase a condo townhome at the Erinbrook Towns?

To purchase a Condo Townhome at the Erinbrook Towns, you will need a:

  • Valid Driver’s License
  • Mortgage Verification Letter
  • Deposit Cheque of $5,000


NOTE: A valid mortgage pre-approval is required to purchase in this community.

Two-Over-Two Stacked Condo Townhomes:

1,222+ sq. ft.| 2 beds | 1.5 baths | 1 parking space

1,392+ sq. ft.| 3 beds | 1.5 baths | 1 parking space

1,391+ sq. ft.| 2 beds | 2.5 baths | 1 parking space


What units are available in the first release?

Units in Block C are available on a first-come, first-served basis.


What are the condo fees?

Condo fees range from $234 to $266 / month, based on your unit of choice. Condo fees include landscaping, window cleaning once per year, property maintenance fees, snow removal, garbage disposal, common use utilities and Bell Internet Package.

**Note, this does not include parking, which is $35 / month.


What are the occupancy dates?

Anticipated occupancy dates for Block C begin in November 2025.


What is the deposit structure?

15% of the purchase price, including structural upgrades:

1st Deposit – $5,000 due at signing, along with pre-approval

2nd Deposit – 5% of the total price (less initial $5K) due on firm, 10-14 days after accepting the offer, along with Firm Financing Approval

3rd Deposit – 5% of the total price due 90 days after firm

4th Deposit – 5% of the total price due at occupancy

What are the standard finishes that come with this project?

Will I get to select finishes in the Design Studio?

Yes, you will have the opportunity to visit our Design Studio for a Colour Selection Appointment. At this appointment, you will get to choose between three standard or five upgrade design packages to outfit your home with, curated by our expert Design Studio Team! Additional upgrade selections can also be done, such as select lighting, hardware, plumbing and electrical changes.

Are pets permitted?

Pet’s are permitted on the site, in accordance with condo rules and regulations.


Are BBQs permitted?

Electric BBQs are permitted on balconies. No gas or propane BBQs are allowed.


Does the condo have bicycle storage?

Yes, there are enclosed bicycle storage facilities on site, as well as bike racks. Bicycle storage lockers can be rented through the condo corporation.


Can I Airbnb my unit?

If you would like to Airbnb your unit or provide it as a short-term rental, you will be required to purchase a Short Term Occupancy License. A limited number of licenses are available. Speak to a Sales Representative for details.

**Note, this is based on current Municipal Bylaws around short-term rentals, subject to change.


How many parking spaces will I get?

Each unit will be assigned one parking space, at time of occupancy. There are two common element EV parking spots available for those that require car charging; these spots have a time limit and will not be assigned.


Is HST included in the purchase price?

Yes, HST is included in the price you will see on the price sheet.


Do you allow for assignments?

Activa does not allow assignments on any projects.

What is your co-operative commission rate?

We proudly offer 2% on the base price less HST. All cooperating agents and their clients must sign an OREA Confirmation of Cooperation of Representation to verify they represent the client. This form must be completed before any engagement with Activa. Commissions will be paid at closing.
