Building a new home can seem like an overwhelming process. That’s why we are dedicated to making every step understandable and enjoyable, and will be by your side every step of the way. Here is a quick rundown of what to expect when you purchase a new home with Activa:
Before You Buy
First, meet with your current lender or financial institution to see what you can afford. We would hate to see you fall in love with a home only to realize it is not within your budget. Remember to consider costs such as lawyer fees, closing, land transfer tax, upgrades, and moving.
Once you’ve confirmed this and have a Mortgage Commitment Letter, you will need to decide where to live and what you will need in a home. It’s important to think both short-and-long term. For location, consider schools, commute, and proximity to amenities. For your home, consider size, rooms, and whether your family will be expanding in the coming years.
Reservation & Purchase
Next, it’s time to meet with one of our helpful Sales Representatives to see what’s available in the community of your choice. They will help you select a lot and a home design based on your wants and needs. If you have the ability to make structural changes to your design, now is the time!
Your Sales Representative will review your Agreement of Purchase and Sale with you. This is a legally binding document that outlines the terms and conditions of your purchase. Once you’ve signed this and waived any conditions, your offer will become firm and the fun can begin!
Construction
Your permit has been approved and your home is ready to be built! We will start with the excavation, foundation, framing, and rough-ins. Once this is complete, you will have the opportunity to walk through the home with your Customer Experience Coordinator and confirm that expectations have been met thus far. Then it is time for drywall, exterior and interior finishes and paint.
Once again, roughly two weeks prior to your move-in date, you will walk through the home with your Customer Experience Coordinator to note any deficiencies and learn the important mechanic and maintenance functions of your home. Final touches and a thorough cleaning are the last items on the list before we hand you the keys!
Post Move-In
The home is now yours; but don’t worry, we’re still here after moving day. Each of our homes comes backed with a one-year workmanship warranty, a two-year mechanics warranty, and a 7-year structural warranty. Aside from your warranty, we are dedicated to answering any questions you may have about your new home so that your Activa experience is second-to-none.
