What is the First Time Home Buyer Program?

To make homeownership more attainable, we are providing home buyers that qualify for a CMHC-insured mortgage with a reduced deposit structure when purchasing an Activa home. Once you qualify for CMHC-backed financing, our Sales Representatives will revise the deposit structure to 5% of the first $500,000.00 of the purchase price, and 10% of the remainder of the purchase price. The 5% will be due at firm, with the remaining balance due at 30 days.

NOTE: Maximum purchase price must be less than $1 million.  

 

Who is eligible and how do I get started?

To be eligible for this program, you must qualify for a CMHC-insured mortgage and must obtain a mortgage pre-approval from an Activa Mortgage Partner Program participant. It is important to note that you must use one of the contacts listed in our Mortgage Partner Program brochure for your mortgage approval – this program is only available through these partners!

Land Transfer Tax Refunds for First-Time Homebuyers

Did you know that first-time homebuyers who purchase a newly constructed home may be eligible for a refund of all or part of the land transfer tax in Ontario? To claim a refund, you must be 18 years of age, and you or your spouse cannot have owned a home previously. For those ineligible – we have introduced a new deposit structure!

For a stress-free experience, we have revised our deposit structure to allow you more time between payments. To secure a lot/unit, you will be required to provide a cheque in the amount of $5,000. At firm, you will need to provide 5% of the purchase price, less the $5,000 deposit. At 30 days and 90 days, you will need to provide another 5% of the initial purchase price. Post-dated cheques will be required at firm.
